Santa Barbara, Costa Rica

Situated in the foothills above the valley floor within the province of Heredia, between Barva to the east and Alajuela to the west, Santa Barbara is a warm and friendly small town. The natural beauty of this countryside has prompted various properties to be built here, and so there are no shortage of real estate opportunities, from simple homes to luxury real estate in Costa Rica.  The attractions to the area are numerous, outlined herein.

Santa Barbara Costa Rica Real Estate Opportunities

Santa Barbara currently has some incredible real estate properties available for sale. Farm properties, individual lots, single family homes and condominios (homes within a gated community) can be found in town and surrounding villages.

One newer development, Vista de Santa Barbara, offers both existing single homes and lots for sale. With 24-hour security, a rural community feel, and close proximity to town, both foreigners and locals appreciate their slice of paradise here.

Luxury homes make up a large part of the Santa Barbara real estate market as well. Since the 2008 financial crisis, many have turned to replenish their financial goals by  investing in Costa Rica real estate, as the price of homes here, generally speaking, have retained their value. Do note, however, good deals can be had. Many residents in Costa Rica, after living here for several years, decide to return to their home country for various reasons: health of a family member, new careers, etc…and want to liquidate quickly. These fire sales can make buying properties in Costa Rica a buyer’s market. 

Acquiring a rental, on the other hand, takes some networking and hunting. Rental properties are relatively difficult to find, and several farms have built small casitas or guest houses to accommodate the need for rental properties. Of course, prices differ according to location and accommodations, but, typically, a one or two bedroom house with approximately 800+ square feet will rent for $600 - $800 per month.

Rentals will have necessary utilities, water, electrical and sometimes a phone, but check to inquire about hot water and internet connection. More spacious homes, 1,200 – 2,500 sq. ft. will rent at a higher rate, starting at $1500 per month and up to $2,500.  Less known but available are mansions with 4-6 bedrooms for $3,000 - $6,000 a month.

Rental laws in Costa Rica have historically protected the renters but recently passed laws have changed things a bit. Be sure to understand the agreement – most rentals require a year commitment although negotiating for less time is possible.

Santa Barbara reflects the laid-back lifestyle Costa Rica is known for.  Buying real estate in Costa Rica offers a slower pace of living in a beautiful, tropical environment.  For many retirees, the entire experience of living in a Latin American culture provides enough stimulation and joy to live a comfortable life style.
