Playa Flamingo FAQ
Playa Flamingo is the polished center of Costa Rica’s Gold Coast — one of the country’s only true white-sand beaches, a new full-service marina, and ridge-top estates with sweeping Pacific views. Below are the questions buyers ask us most often. For anything binding on taxes, title, or residency, confirm with your attorney and contador.
Where is Playa Flamingo and how do I get there?
Playa Flamingo sits on the Pacific coast of Guanacaste, between Brasilito and Playa Potrero, about 45 minutes from Liberia’s Daniel Oduber International Airport (LIR) — the closest international gateway on the Gold Coast, with direct flights from North America. The drive is on paved highway most of the way.
How much does real estate cost in Playa Flamingo?
Pricing spans a wide range. Ocean-view and walk-to-beach condos typically start around US$250,000 and run up to marina-front penthouses; ocean-view villas generally fall between US$1M and US$3M; and beachfront or ridge estates run roughly US$3M to US$5M and above. Most properties carry some degree of ocean view, which is part of what sustains Flamingo’s values.
Can foreigners own property in Playa Flamingo?
Yes. Foreign buyers hold the same fee-simple (titled) ownership rights as Costa Rican citizens, and most luxury purchases are made in USD. The main exception is the Maritime Zone — the public concession strip along the shoreline — which is held under concession rather than title; your agent and attorney will flag whether any given beachfront property is titled or concession. Always confirm structure with a local attorney.
Is Playa Flamingo a good rental investment?
Flamingo is one of the strongest vacation-rental markets on the coast: a walkable town, a marina, a genuine white-sand beach, and steady North American and European demand. KRAIN manages vacation rentals and concierge services for owners, so a property can be income-producing when you’re not using it. Returns vary by location, build quality, and management — we’re happy to share rental histories on specific listings.
What is the Flamingo Marina and why does it matter?
Flamingo’s new full-service marina is the only one of its kind on this stretch of coast, with slips for sportfishing and pleasure craft plus waterfront dining and retail. Beyond lifestyle, the marina has become a meaningful driver of property values and rental demand in the surrounding town and ridges.
What gated communities and condo developments are in Flamingo?
Established gated communities include Mar Vista (with the on-site La Paz Community School) and the new beachfront Cantomar Ocean Club, with Reserva Conchal and Catalina Cove a short drive away. Notable condo developments include 360 Splendor del Pacífico, Flamingo Towers, Residencia Oceanica, Punta Plata, Villas Flamingo, The Palms, and Presidential Suites.
