Coco spans one of the widest — and most accessible — price ranges on the Gold Coast. As a rough guide, condominiums generally begin around US$250,000, while homes and ocean-view villas run from roughly US$300,000 to US$3 million and up, with development land and trophy estates reaching higher. The premium gated communities (Pacifico, Coco Bay Estates, Ladera del Mar) sit at the top of the market, while town and hillside condos offer some of the best entry points on the coast. The Coco lifestyle

This is Costa Rica’s sportfishing and scuba capital. The waters off Coco hold mahi-mahi, tuna, wahoo, and roosterfish inshore, with marlin and sailfish offshore, and the dive sites are among the country’s best — the Catalina Islands, where manta rays gather from November through May, and the famous Bat Islands, the only place in Costa Rica to dive with bull sharks. On land, Coco’s walkable center runs from a grassy beachfront park to a row of restaurants, lounges, and dive shops, with Marina Papagayo just north on the peninsula for owners with boats.

A strong rental-income market

The 25-to-30-minute airport transfer and full-time town infrastructure drive some of the strongest vacation-rental occupancy in Guanacaste, particularly in amenity-rich gated communities like Pacifico. Many owners offset costs with short-term rentals and use the home in the off-weeks. Foreign buyers hold fee-simple (titled) ownership inland with the same rights as citizens; beachfront within the 200-meter Maritime Zone is typically concession land, which your agent and attorney will flag.
